A paid-off house still sends a tax bill every year, and Iowa has two separate breaks that shrink it for an older homeowner.
The first is the Iowa Property Tax Credit for Senior and Disabled Citizens. The owner must be 65 or older or totally disabled and meet an annual household income limit, and files an Iowa Property Tax Credit Claim (Form 54-001) with the county treasurer between January 1 and June 1. The federally insured Home Equity Conversion Mortgage (HECM) works the other way round. A HECM is open to homeowners 62 and older through an FHA-approved lender, requires no monthly mortgage payments, and adds interest and fees to the balance each month, so the loan grows while the equity shrinks. If a HECM reverse-mortgage borrower is away more than 12 consecutive months in a healthcare facility such as a nursing home or assisted living facility and no co-borrower lives in the home, anyone else living there must move out unless that person can repay the HECM or qualifies as an Eligible Non-Borrowing Spouse.Consumer Financial Protection Bureau. What Medicare Covers, and When It Ends

The short stay after a hospital visit is different. Medicare Part A covers skilled nursing facility care on a short-term, post-acute basis, up to 100 days per benefit period, and generally requires a qualifying inpatient hospital stay of at least three consecutive days first. Medicare says a patient whose doctor participates in an Accountable Care Organization approved for a Skilled Nursing Facility 3-Day Rule Waiver may not need the three days, and a Medicare Advantage plan may also waive them.
